General Interior Prep

✅ Home Must Be Photo-Ready

• All cleaning, decluttering, and staging must be completed prior to arrival. I may adjust small items for composition, but I do not provide cleaning, staging, or heavy lifting services.

✅ Secure Pets

• Pets must be secured or offsite. While I love animals, for safety, liability, and MLS compliance, no pets or people may appear in any photos. Remove pet bowls, beds, and litter boxes from visible areas.

✅ Clear All People From View

• To avoid delays, reflections, and shadows, all occupants should stay out of sight during the session, ideally off property.

✅ Use Garage for Storage

• Garages are typically not photographed, so they’re perfect for tucking away bins, personal items, or loose furniture.

✅ Turn On All Lights

• Ensure all interior lights are on. Replace any burnt-out bulbs to maintain consistency and brightness in photos.

✅ Open All Window Coverings

• Let in natural light by opening blinds and curtains—unless they obstruct an unattractive view.

✅ Make Beds & Fluff Pillows

• Straighten bedding, smooth out linens, and arrange throw pillows neatly.

✅ Declutter Surfaces

• Clear countertops, nightstands, desks, dressers, and bathroom vanities. Less is more.

✅ Hide Personal Items

• Tuck away things like toothbrushes, shampoos, bath mats, and robes. Minimize the presence of personal effects.

✅ Remove Signs of Life

• No visible mail, calendars, notes, remote controls, or visible trash bins.

Exterior & Yard Prep

✅ Remove Vehicles

• Clear the driveway and avoid parking directly in front of the home. This opens up the property for wide, inviting views.

✅ Avoid Wet Driveways

• If you'd like the "wet driveway" look, I can simulate this during post-processing. Avoid watering to prevent dry patches or puddles.

✅ Hide Trash Bins & Hoses

• Move trash cans to the side yard or garage. Coil up and store hoses the day before to avoid wet marks.

✅ Landscaping Must Be Fresh

• Mow, edge, and trim lawns at least 24 hours in advance. Sweep patios and entryways.

✅ Turn Off Sprinklers

• Do not water on the day of the shoot to prevent puddles and water stains.

✅ Remove Pet Waste

• Ensure the entire yard is clean of pet droppings.

✅ Pool & Spa Ready

• Uncover pools/spas and remove vacuum hoses. Water should be clean and still. Leave clear instructions with your agent to activate spa features if needed.

✅ Water Features

• Clean and functional fountains, waterfalls, and similar elements should be turned on during the shoot.

✅ Delay Yard Sign Install

• Schedule your agent's "For Sale" sign installation for after the shoot, or temporarily remove it. Signs are difficult to edit out.

✅ Prep Outdoor Furniture

• Wipe down tables, chairs, and cushions. Remove cobwebs, and avoid hosing down furniture on the shoot day to prevent puddles.
